Warning Signs of a Water Heater Leak

← Resources

What to look for and what to do right away.

Signs

  • Water or rust stains around the base of the tank or drain pan.
  • Dripping from the T&P relief valve discharge pipe.
  • Moisture at the top fittings or the cold/hot connections.
  • Damp drywall or ceiling stains below an attic unit.

What to do

  1. Turn off the cold-water supply valve to the heater.
  2. Turn the gas valve off, or switch off the breaker for electric units.
  3. If the tank body is leaking, plan on replacement; fitting leaks can often be repaired.
  4. If you smell gas, leave the house and call your gas utility (ONG in most of the metro) from outside.

A drain pan piped to a drain is cheap insurance for attic and upstairs installs.
